The New Braunfels small multifamily market continues to offer opportunities for investors, but the August numbers also show a market where buyers have options and sellers need to be thoughtful about pricing.

As of August 18, 2026, there are 36 active multifamily properties in the MLS data reviewed for this update, along with two properties currently pending. Active asking prices range from $279,000 to $775,000, but the middle of the market is much tighter: the median active list price is approximately $417,000.

For investors, that means there is meaningful inventory to compare. For current owners, it means your property is competing against a fairly broad selection of alternatives.

Buyers Have More Choices Right Now

One of the most important numbers in the current market is not necessarily price—it is inventory.

With 36 properties actively marketed, investors are able to compare age, condition, rents, expenses and location before deciding where to put their money. Active inventory includes older value-add duplexes below $300,000, a large group of properties between roughly $350,000 and $500,000, and several higher-priced offerings.

That creates a very different negotiating environment than a market where buyers have only a handful of options.

It doesn't mean properties aren't selling. It means the property has to make sense relative to the alternatives available at the same time.

Days on Market Are Worth Watching

The current inventory has been on the market for an average of approximately 113 days, while the median is about 84 days. When cumulative market time is considered, the average rises to 134 days.

That is an important indicator for both buyers and sellers.

For buyers, longer marketing times can create opportunities to negotiate with owners whose properties have been available for several months.

For sellers, it reinforces that simply putting a duplex on the market does not guarantee a quick sale. Pricing, income, property condition and presentation all matter.

There is also a wide range within those averages. Some properties have been available for only a few days, while others have remained on the market for many months. The longest-running active property in the report has accumulated 585 days on market.

That spread is a good reminder that days on market often tells us as much about pricing and positioning as it does about overall buyer demand.

New Listings Are Still Coming to Market

Despite the existing inventory, owners continue to bring new duplexes and small multifamily properties to market.

Several properties entered the market within the last few weeks, including new listings on Emma Drive priced around $445,000, a Pahmeyer Road property at $439,000, a High Low Drive property at $535,000 and a Brentwood Drive duplex at $590,000.

The two Emma Drive listings are particularly useful examples of the type of product competing for investor attention today.

Both are 2019-built duplexes with approximately 2,650 square feet and 3-bedroom units on each side. One entered the market at $444,950 with reported rents of $1,450 and $1,395 per month.

Another at the same asking price has one side reported at $1,495 per month while the other side is vacant.

Those are similar properties at similar prices, but they present different income and occupancy situations. That's exactly why investors need to look beyond asking price alone.

Buyers Are Still Acting When the Numbers Work

Although the overall market is taking time to absorb inventory, we're still seeing examples of buyers moving relatively quickly.

The duplex at 354–356 Bobolink went under contract on August 10 after only 19 days on market at a list price of $365,000. The property includes two 2-bedroom units, and the listing highlighted a recently installed roof along with one vacant unit available for showing.

That single example shouldn't be interpreted to mean every well-priced duplex will sell in three weeks. It does show, however, that there are buyers actively watching the market and prepared to act when a property matches their strategy.

There are currently only two pending properties in the dataset, with asking prices of $365,000 and $460,000.

Compared with 36 active listings, that suggests buyers are being fairly selective.

Closed Sales Have Been Light Over the Last 30 Days

The biggest contrast in the August market is between available inventory and recent closings.

Only one closed sale appears in the report during the most recent 30-day period.

The duplex at 1057 Dunlap Drive closed July 22 for $227,500 after 82 days on market. Its final list price was $233,990, meaning it sold for approximately 97% of its final asking price.

That property isn't necessarily representative of the typical duplex currently available. It was built in 1954, included one 3-bedroom unit and one 2-bedroom unit, and the listing noted that one side needed improvements including flooring, paint, appliances and an AC unit.
Because there has been so little recent closed-sale activity, I would be careful about using one sale to establish a broad market value.

Right now, active competition and property-specific financial performance may be more useful than a simple average of recent closed sales.

What This Means for Investors

For investors, the current market offers something we haven't always had in New Braunfels: time to compare opportunities.

With more inventory available and an average marketing period measured in months rather than days, buyers can be more disciplined.

That makes it especially important to compare:

  • Current rent versus achievable rent

  • Actual operating expenses

  • Property taxes and insurance

  • Vacancy

  • Deferred maintenance

  • Lease expiration dates

  • Price per unit and price per square foot

  • Financing costs and expected return

There are properties in the current inventory with below-market rents, vacant units, stable long-term tenants and varying levels of deferred maintenance. Those differences can create opportunity—but only if the purchase price reflects them.

Rather than asking, "Is $400,000 a good price for a duplex in New Braunfels?" the better question is:

"What return does this particular duplex provide at $400,000, and how does that compare with everything else I can buy today?"

What This Means for Current Owners

If you already own a duplex or small multifamily property, today's market doesn't necessarily mean you should sell—or that you shouldn't.

It does mean you should understand where your property fits.

With 36 active properties competing for buyers, investors can quickly compare your property against several alternatives. A property with strong rents, clean financial records, good maintenance history and minimal deferred repairs may stand out even if it isn't the cheapest option.

On the other hand, an owner asking a premium price while collecting below-market rents and carrying deferred maintenance may find buyers less willing to overlook those issues.

If you're considering selling in the next several months, one of the best things you can do now is review your property's numbers before listing it.

Know what each unit is renting for, when leases expire, what utilities the owner pays, what major improvements have been completed and what expenses an investor should expect.

That information allows buyers to evaluate the property quickly—and allows you to make a much more informed decision about pricing.

The August 2026 Takeaway

The New Braunfels small multifamily market is active, but it is not a market where every property sells immediately.

There are currently 36 active listings, the median asking price is approximately $417,000, and the typical active property has already spent nearly three months on the market. At the same time, new listings are continuing to enter the market and we have examples of appropriately positioned properties attracting buyers relatively quickly.

For investors, that creates negotiating opportunities and the ability to compare multiple properties before making a decision.

For owners, it puts more emphasis on understanding your property's income, condition and competitive position before deciding whether—and when—to sell.

The market is still moving. It's simply a market where the numbers matter more than ever.
